FINER POINTS:

This quality colonial is situated on 1.46 acres acres near the center of Hebron. There is over 4100 total square feet to this house. The square footage is comprised of 2042 square foot of living space, 576 feet of garage, 196 feet of covered front porch, 220 feet of rear deck, 840 feet of basement, and 240 feet of side attic storage (over garage.) Accommodations include 4 bedrooms including the Master Suite, 2 and ½ Baths, second floor Laundry, second floor Computer Nook, large eat-in Kitchen, spacious Living Room and Dining Room, generous closets throughout.

First Floor:

• The first floor has been graciously accented with 9’ ceiling, large crown moldings, stylish chair rail, and tall colonial baseboard. All of the doors and windows are adorned with wide colonial casing, rosettes, and plinth blocks.

• Main Entry is presented with a fiberglass Mahogany door ornamented with oval leaded glass and two leaded glass side-lites. Hand made fluted Cherry casing enhances the interior. Once inside the spacious 10’ x 13’ Tiled Foyer a generous 5’ bi-fold closet becomes available.

• Front Porch, 7’-9” x 28’, is covered and is haloed by recessed lighting. The floor is Port Orford White Cedar for natural beauty and years of worry free use. The white latticework under the porch gives a warn country charm appearance and the white turned columns reinforce the colonial style.

• Rear Deck is also made of Port Orford cedar and pressure treated lumber framing for a natural, low maintenance, attractive finish. The 16’ x 14’ unique design of the Deck accommodates the placement of a barbeque grill in a stylish, out-of-the way fashion. Two-car Garage measuring 24’ x 24’ has been insulated and sheet rocked for a truly finished appearance. Even the oversized 9’ x 8’ Garage Doors have a significant insulating value of R-17.

Second Floor:

• All flooring on the second level is either solid Oak or Ceramic Tile (for Bathrooms.) Doors are 6 panel and painted. Door and window casing as well as the baseboard are painted colonial style trim.

• Master Suite is 14’ x 17’, boasts a 9’ x 12’ Master Bath with linen storage, two sink counter under 2’ x 3’ oval window and over 7’ cherry finish maple cabinets, elongated water closet, 3’ x 5’ seated shower and a elegant 8’ x 7’ Walk-in closet with cherry & chrome shelving system, with pocket doors to both closet and bath. Each Bedroom is unique, there sizes are 13’-6” x 13’, 11’ x 11’, 10’-9” x 12’, and all have abundant closet space along with the solid hardwood floors. Computer Nook is 9’ x 10’, is strategically located next to the second floor Laundry and convenient to all the Bedrooms. Here the skylight provides energy saving illumination for both the Nook and the Laundry.

• Laundry is located in 3’ x 6’-6” hall closet and features washer one hand water shut-off lever and washer floor pan to prevent damage from accidental spills. CONSTRUCTION FEATURES:

• Foundation is 10” poured in place concrete with reinforcing rebar. Exterior walls are all 2x6 wood framed 24”oc (for greater energy efficiency) with R-19 fiberglass insulation (even Garage).

• Interior walls are 2x4 wood framed, 16”oc with R-11 sound deadening insulation around all lavatories and bathrooms.

• Basement and Garage floors are 4” 3500 lb fiber-reinforced concrete with poly moister barrier.

• Subfloors in first and second floor are ¾” Advantec secured with construction adhesive glue and fastened to provide a silent floor system.

• Windows are Marvin brand, Integrity wood frame windows with fiberglass exterior jambs.

• Exterior Doors are insulated fiberglass or steel.

• Garage doors are R-17 insulated double wall steel with colonial decorative glass lites.

• Garage doors are also pre-wired for ceiling mounted garage door openers.

• Well is 220’ drilled with 20 gal per minute recovery rate. Energy efficient oil fired furnace provides domestic hot water and baseboard radiant hot water heat.

• Vinyl siding is premium grade .44 thick Certainteed Monogram double 4” clapboard with white corner posts and accents.

• Front entry boasts a cement stone veneer, fiberglass Mahogany door with oval leaded glass and two side lites. Entry way is further accented with an oval window in second floor.

• Roof covering is 30 year rated GAF architectural asphalt shingles in Weathered Wood.

Rough-ins for future devices includes:

• Central Air Conditioning ductwork, tubing, and wiring.

• Security Alarm system wiring.

• Central Vacuum system ductwork and wiring.

• Garage door opener wiring.
